Nashville Was the Number One Buyer's Market in the Country. Your Buyers Are Still Waiting.
Two stats to put in front of anyone who's been sitting this one out — and an honest question about what they're actually waiting for.
If you've got buyers still waiting, here are two numbers to put in front of them.
In May, Nashville was the number one buyer's market in the country — measured by homes for sale against buyers actually shopping. Not top five. First.
And 75% of Nashville sellers gave credits. Also the highest rate in the country. Three out of four sellers are handing money back at the table.
I don't say that to be harsh. But at some point, "waiting for the market to get better" has to mean something specific, and I'd genuinely like to know what number they're waiting for — because we're already at the best inventory-to-buyer ratio in America and sellers are paying people to close.
Rate check while I have you: 30-year at 6.54% today, a six-week low, likely back to 6.60–6.65% by Friday. The 10-year jumped 12 basis points overnight and Thursday's jobs report is the next catalyst.
